Terms of Service

1. Agreement to terms
By accessing or using the Rental1 platform ("Service"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree, do not use the Service.
These Terms constitute a legally binding agreement between you and HumacIT Ltd, trading as Rental1 ("we", "us", "our"). If you are using the Service on behalf of an organisation, you represent that you have authority to bind that organisation to these Terms.
2. Important disclaimers
Rental1 is a management tool, not legal or regulatory advice. The Service helps you organise and track property information, but it does not constitute legal, tax, financial, or compliance advice of any kind.
You are solely responsible for:
- Complying with all applicable landlord and tenant laws, including the Housing Act 1988, the Landlord and Tenant Act 1985, and any subsequent legislation
- Obtaining and maintaining all legally required safety certificates (Gas Safety, EICR, EPC, fire safety, Legionella risk assessments, and any others required by law)
- Meeting all inspection, licensing, and registration obligations (including HMO licensing, selective licensing, and landlord registration schemes where applicable)
- Protecting tenant deposits in a government-approved tenancy deposit scheme within the required timeframes
- Serving valid notices and following correct legal procedures for rent increases, possession, and eviction
- Complying with the Homes (Fitness for Human Habitation) Act 2018, the Deregulation Act 2015, and the Tenant Fees Act 2019
- Meeting energy efficiency requirements and any future Renters' Reform Act obligations
- Adhering to data protection laws (UK GDPR) when handling tenant personal data
While the Service may provide reminders or track dates for certificates and inspections, these are provided as a convenience only. We make no guarantee that reminders are complete, timely, or cover all legal requirements. You must independently verify your obligations and seek professional legal advice where needed.
Rental1 accepts no liability for any fines, penalties, legal proceedings, or losses resulting from your failure to comply with applicable laws and regulations.
3. The Service
Rental1 is a property rental management platform that allows landlords and letting agents to:
- Manage property portfolios, tenancies, and tenant records
- Track rent payments and deposit information
- Store and organise property-related documents
- Monitor certificate expiry dates and upcoming events
- Assign roles and permissions to team members
We reserve the right to modify, suspend, or discontinue any part of the Service at any time with reasonable notice.
3. Accounts
To use the Service, you must create an account. You agree to:
- Provide accurate and complete registration information
- Keep your login credentials secure and confidential
- Notify us immediately of any unauthorised access to your account
- Accept responsibility for all activity under your account
We may suspend or terminate accounts that violate these Terms or that we reasonably believe are being used for fraudulent purposes.
5. Pricing and payment
The Service is offered under the pricing plans described on our website. Key terms:
- The Starter plan is free for one property, with no time limit
- Paid plans are billed monthly and include VAT
- You may upgrade, downgrade, or cancel your plan at any time
- Cancellations take effect at the end of the current billing period — no partial refunds are given
- We may change our prices with at least 30 days' notice
6. Your data
You retain ownership of all data you enter into the Service ("Your Data"). By using the Service, you grant us a limited licence to store, process, and display Your Data solely for the purpose of providing the Service to you.
You are responsible for the accuracy and legality of Your Data. You must ensure you have appropriate lawful basis (such as tenant consent or legitimate interest) for any personal data you store in the Service.

7. Acceptable use
You agree not to:
- Use the Service for any unlawful purpose or in violation of any applicable law
- Upload malicious content, viruses, or harmful code
- Attempt to gain unauthorised access to the Service or its infrastructure
- Interfere with or disrupt the Service for other users
- Reverse-engineer, decompile, or attempt to extract the source code of the Service
- Resell, sublicence, or redistribute the Service without our written consent
- Use the Service to store data unrelated to property management
8. Intellectual property
The Service, including its design, code, branding, and documentation, is owned by HumacIT Ltd and protected by intellectual property laws. These Terms do not grant you any rights to our intellectual property except the limited right to use the Service as described here.
9. Availability and support
We aim to keep the Service available at all times but do not guarantee uninterrupted access. We may perform maintenance, updates, or experience outages beyond our control.
Support is available via email at hello@rental1.co.uk. Business plan customers receive priority support with faster response times.
10. Limitation of liability
To the maximum extent permitted by law:
- The Service is provided "as is" and "as available" without warranties of any kind, express or implied
- We do not warrant that the Service will be error-free, secure, or meet your specific requirements
- We are not liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service
- Our total liability for any claim arising from or related to the Service shall not exceed the amount you paid us in the 12 months preceding the claim
Nothing in these Terms excludes or limits our liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded by law.
11. Indemnification
You agree to indemnify and hold us harmless from any claims, losses, or damages (including legal fees) arising from your use of the Service, your violation of these Terms, or your violation of any third-party rights.
12. Termination
You may close your account at any time through the platform settings or by contacting us. Upon termination:
- Your access to the Service will cease immediately
- Your data will be deleted within 30 days, subject to any legal retention requirements
- You may request an export of Your Data before closing your account
We may terminate or suspend your account if you breach these Terms, with notice where reasonably practicable.
13. Changes to these terms
We may update these Terms from time to time. We will notify you of material changes at least 30 days before they take effect. Continued use of the Service after changes take effect constitutes acceptance of the updated Terms.
14. Governing law
These Terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
